Space Shapers Builds RAWAJ Business Complex With Six Leading Partners

Most mixed-use developments are built around a single big name. A flagship retailer, a hospital brand, a landmark tenant whose logo ends up on every billboard along the road leading to the site. Space Shapers Developments, the real estate arm of Al Agouz Group, has taken a different route with RAWAJ Business Complex, its debut project on Al Mehwar Al Markazi in 6th of October City. The idea is to build the complex around several established players, each with a specific role in how the building will work.

Six partners are already in place. Vezeeta connects RAWAJ's medical and wellness component to an established healthcare network. Regus operates a full floor as workspace. AXA covers client instalments against death, disability and job loss. Vodafone Business provides enterprise connectivity across the complex from day one. Fusion Form is leading the engineering and technical execution, while Squared Land is shaping the retail and F&B mix. Together, they cover the systems and services that will keep the five-floor development moving once tenants move in.

That thinking is built into the layout itself. RAWAJ brings commercial, medical and administrative spaces under one roof, with circulation planned around visibility, accessibility and movement between the different uses. A clinic can generate one kind of footfall, a workplace another, while retail and F&B give people reasons to spend time at the address beyond an appointment.

The location is central to that model. RAWAJ sits directly on Al Mehwar Al Markazi, minutes from Cleopatra Hospital October, 6th of October University and Culture and Science City. It also connects directly to the 26th of July Corridor and Boulevard Road, putting the complex within reach of some of West Cairo's established institutions and main routes.

For Space Shapers, the launch marks its entry into Egypt's real estate development market. The company is backed by more than five decades of diversified investment experience through Al Agouz Group, bringing a wider business background into its approach to property development. Its stated focus is long-term asset performance, with the ambition to create destinations where businesses can grow and retain value over time.

The six partnerships were formalised during RAWAJ's launch event in Cairo on September 10, which also included presentations from the participating companies, a panel discussion on the future of mixed-use investment in 6th of October and a signing ceremony.

For Dr. Ahmed El Agouz, Chairman of Space Shapers Developments, RAWAJ is the beginning of a longer-term strategy. "RAWAJ is the first step in a wider plan. We entered real estate the same way the group has entered every sector before it, by building something that holds its value long after the handover," he said.

RAWAJ is the first project in Space Shapers' wider real estate expansion, with further developments planned across Egypt.
