Hassan Allam Expands Its Mostakbal City Offering With Xchange
With Haptown, The Valleys and Park Central establishing a growing residential base, Hassan Allam Properties is adding the infrastructure needed to support Mostakbal City's next stage through Xchange.
Cities change as people move into them. Homes come first, but as communities grow, so does the need for places to work, shop, meet, access services and spend time outside the home. In Mostakbal City, Hassan Allam Properties (HAP) is building its presence around that progression, moving from a collection of residential communities towards a more integrated urban offering.
The developer's latest step is Xchange, a new commercial and administrative destination set within Haptown and positioned along Al Amal Axis and Bin Zayed Road. Designed to serve Haptown's residents as well as the wider Mostakbal City community, the development brings workplaces, retail, F&B and healthcare into the area.
For HAP, the move follows almost a decade of development in Mostakbal City. Haptown, The Valleys and Park Central together span almost two million square metres, giving the developer an established presence across different residential scales and typologies.

"Xchange, Haptown's new commercial destination, marks a natural next step in our journey at Mostakbal City," says Mohamed Allam, CEO and Vice Chairman of Hassan Allam Properties. "With Haptown, The Valleys, and Park Central, we created the residential foundation. Today, we are adding the commercial, retail, and medical layers that bring the broader experience together."
Xchange occupies more than 30,000 square metres of built-up area. Its office buildings accommodate smaller practices and clinics alongside larger corporate spaces, while the surrounding mix brings professional services, healthcare, everyday conveniences and lifestyle offerings into the district.
"We've seen the great potential in Mostakbal City eight years ago and anticipated its evolution into becoming the natural extension of New Cairo," Allam says. "Supported by a solid road network, Mostakbal City is becoming very accessible with seamless connectivity." With the city's population anticipated by HAP to reach around 0.5 million people, the developer sees the need for commercial infrastructure as part of that growth. "Having a commercial hub serving such a captive audience is fundamental to support the transformation of Mostakbal City into a livable, well-integrated and self-sufficient community," he adds.
The design of Xchange centres on three plazas, drawing from the character of English courtyard piazzas through a clean, minimalist architectural language. Elevated and sunken levels create variation across the district, with the plazas providing open-air spaces between the built volumes and shaping how visitors move through them.
The project comes after Haptown, HAP's first major footprint in Mostakbal City. The community brings together Parkview apartment buildings, Seasons single-family homes and Park 226 apartments, with nearly 3,000 units, most of which have been sold and a significant portion already delivered to homeowners.
The Valleys introduced a lower-density residential proposition, comprising more than 600 fully finished homes including standalone villas, twin villas and townhouses. Its smaller scale gave HAP another way of approaching family living within the area.
Park Central brought landscape to the centre of its proposition. Inspired by New York's Central Park, the community is anchored by nearly 500,000 square metres of landscaped greenery, with fitness loops, cycling lanes, picnic areas and botanical planting woven through The Signatures one-storey park villas, The Cliff Villas, The Terraces and The Great Lawn apartments.
With Xchange, HAP is extending its presence into the spaces between residential life and the wider city, adding places to work, access services and spend time alongside the communities it has already established.
