AD: EGP 20 Billion Walkable Lifestyle District Planned for New Cairo

As New Cairo continues to evolve, a growing number of developments are being planned around the overlap between work, commerce, hospitality and everyday life. Lynks, a forthcoming mixed-use destination being shaped by Egypt Sotheby's International Realty's Exclusive Developments division, enters this landscape with a masterplan that brings these functions together within a single development.

Located in New Cairo, the EGP 20 billion project is organised around four interconnected districts that accommodate business, retail, dining, healthcare and wellness programmes. The development reflects a broader shift towards destinations designed to support multiple activities throughout the day, creating environments where people can move between work, services, leisure and social spaces within one setting.

The project marks Egypt Sotheby's International Realty's first development venture in New Cairo through its Exclusive Developments arm. Working alongside developers and landowners from the earliest stages of planning, the division contributes to development vision, positioning, tenant strategy and market execution, drawing on both local market insight and the wider expertise of the Sotheby's International Realty network.

  At the centre of Lynks are four distinct districts. 'Shop' brings together boutiques, lifestyle brands, services and everyday conveniences within a contemporary retail environment. 'Work' introduces office spaces designed to accommodate multinational corporations, regional headquarters, startups and small-to-medium enterprises. 'Dine' gathers cafés, restaurants and dining concepts into a shared social setting, while 'Wellness' integrates healthcare services, specialist clinics, fitness facilities and wellbeing-focused experiences.

Together, the districts form a framework intended to support a range of daily routines and patterns of use. Their arrangement reflects changing expectations around commercial developments, where accessibility, convenience and mixed programming play an increasingly important role in shaping how people engage with a destination. "Lynks represents a new chapter for our Exclusive Developments arm. We're helping shape the project's identity from day one. Scale matters, but it's the experience that will define a destination," says Adham Wagdy, Chairman of Egypt Sotheby's International Realty. 

The announcement also expands the growing presence of Egypt Sotheby's International Realty's Exclusive Developments division across Greater Cairo. Building on projects such as Mazeej Giza in West Cairo, Lynks forms part of a wider portfolio of developments shaped through long-term strategic collaboration and market-led planning.

"New Cairo's commercial market is maturing fast. Lynks is being developed around where the market is heading. The project responds to increasing demand for destinations that bring together different aspects of daily life within a connected environment," says Marwan Gebril, CEO of Egypt Sotheby's International Realty. 

As New Cairo continues to attract new investment and development, projects such as Lynks reflect an ongoing interest in creating destinations that integrate multiple aspects of daily life within a single environment.
