AD: Almaza Bay's The Island Brings Every Residence Closer to the Water

One of the defining measures of coastal living on Egypt's North Coast has always been proximity to swimmable water. At Almaza Bay's newest waterfront destination, The Island, that relationship becomes the starting point of the design.

The newest phase of the coastal destination introduces a collection of waterfront residences arranged around a series of crystal-clear swimmable lagoons. By extending the shoreline beyond the Mediterranean itself, the landscape is shaped by the water moving through the community and becoming part of everyday life.

The masterplan creates multiple points of connection between residences, landscape and water. Lagoons weave through the neighbourhood, bringing the waterfront closer to each home while shaping views and outdoor spaces across the site. The design places particular attention on orientation and natural surroundings. Residences are positioned to capture Almaza Bay’s western light and sunset views, while the arrangement of water and open space creates privacy between homes. Instead of treating landscape as decoration around the architecture, it becomes one of the elements that shapes the neighbourhood itself.

The architectural language of The Island draws from its coastal surroundings through a restrained palette of natural materials and earthy tones. White finishes, warm timber elements and natural stone textures create a visual connection to the landscape. The material palette balances a sense of permanence with the relaxed character of coastal living, allowing light, texture and natural elements to shape the atmosphere.

Beyond the residential landscape, The Island extends into Almaza Bay’s wider coastal experience, connecting everyday living with the destination’s wellness, leisure and natural surroundings. Residents have direct access to the homeowners’ beach, while Almaza Bay’s hospitality, dining and lifestyle offerings become part of the neighbourhood’s daily rhythm.
