Egyptian Real Estate Tax App Registers 2.5 Million Properties
Around 1.8 million accounts have been created on the official government app as digital filing, payment and exemption services expand.
Around 2.5 million property units have been registered through the Egyptian Real Estate Tax app, the official mobile application operated under Egypt’s Real Estate Tax Authority, with 1.8 million electronic accounts created as digital tax services expand nationwide. Finance Minister Ahmed Kouchouk said the ministry is increasing system capacity and simplifying procedures through the app while encouraging taxpayers to register and access available incentives.
Taxpayers who submit real estate tax declarations through the app by the end of December 2026 will receive a 25% discount on annual tax for residential units and 10% for non-residential units. An additional 5% discount applies with an advance payment ranging from EGP 200 to EGP 1,000 depending on the unit type, while households whose primary residence is valued at less than EGP 8 million can apply electronically for an exemption.
The ministry has also introduced a settlement mechanism for outstanding disputes, allowing taxpayers with cases before appeal committees or courts to settle until April 2nd, 2027 by paying 70% of the tax due, with remaining late-payment charges waived. Egypt’s real estate tax receipts exceeded EGP 3 billion for the first time in FY2025/2026, while the tax is levied annually at 10% of a property’s net assessed rental value.
