AD: Marina Island by Tuban Introduces a Marina-Led District in El Goun
Marina Island by Orascom Development Egypt is a premium waterfront island in El Gouna with homes marina and retail spaces in Tuban.
In El Gouna, water has always shaped the way people move through the town. Lagoons run between neighbourhoods, marinas connect public spaces, and many homes open directly onto the waterfront. Over the years, this relationship with water became part of El Gouna’s wider architectural identity.
Now, the town is adding a new development to that landscape with the launch of Marina Island by Tuban, a residential island built around a fully operational marina in Tuban, El Gouna’s central district. Developed by Orascom Development Egypt, the project brings together homes, waterfront restaurants, retail spaces, and marina activity within one connected setting.
The marina sits at the centre of the development, shaping the way residents and visitors move through the island. Walkways follow the water’s edge, while restaurants and public spaces open directly onto the marina and lagoon views. Open sea lagoons also connect parts of the island back to the wider coastline, keeping the development closely tied to the surrounding water. “El Gouna was always built around water. That is not a feature of the town, it is its character,” says Mohamed Amer, CEO of El Gouna and Managing Director at Orascom Development Egypt.
Marina Island is located within Tuban, one of El Gouna’s fastest-growing districts. Over the past few years, the area has developed into a mixed-use part of town with residential compounds, hotels, restaurants, and commercial spaces gathered around the waterfront. Marina Island continues that direction through a layout centred around the marina itself. “The idea was to create a district where the marina becomes part of everyday living,” Amer adds. “People can walk from their homes to the promenade, restaurants, or directly to the water within minutes.”
The project also continues El Gouna’s long collaboration with architects including Michael Graves, Alfredo Freda, and Shehab Mazhar, whose work has shaped different parts of the town over the past three decades.
Marina Island follows earlier residential launches in El Gouna including Nuba El Gouna, Fanadir Shores, and North Bay, each planned around lagoon living and coastal access. The development also includes services by Orascom Property Management and El Gouna Plus, covering property management, rental support, furnishing, and interior services for residents.
